Zoya North Coast

Zoya Ghazala Bay is a premium coastal resort developed by LMD in Ghazala Bay on Egypt’s North Coast, at approximately kilometer 142 of the Alexandria–Marsa Matrouh Road. Published construction information places the development at about 129.66 feddans, while project marketing materials refer to a total area of up to 148 acres. The difference appears to result from varying methods of calculating the full land scope and development phases. Zoya was planned as a low-density resort, with buildings occupying approximately 15% of the project and the remaining area allocated to landscapes, water features, promenades, open spaces, and waterfront views. The Archi-View master plan uses gradually ascending levels to maximize sea, lagoon, pool, and landscape views while maintaining privacy between properties. Alchemy developed the project’s contemporary aquatic architectural concept. The property mix includes chalets, apartments, penthouses, cabanas, townhouses, twin houses, and standalone villas, with a selection of fully finished waterfront and lagoon-facing homes. Facilities include a sandy beach, beach clubhouse, boutique hotel, swimming pools, gym, spa, padel and football courts, cycling and jogging tracks, children’s areas, restaurants, cafés, retail outlets, entertainment venues, and 24-hour security. Rituals Village adds serviced apartments, concierge services, housekeeping, maintenance, shaded parking, private access, and hospitality facilities. Construction and delivery are being implemented in phases, with earlier company announcements indicating that initial handovers were scheduled to begin in 2025.
