Eastville New Cairo

Eastville is a residential compound developed by Ajna Developments in the Fifth Settlement of New Cairo. The project was launched in 2024 across approximately 20 feddans, with initially announced investments of about EGP 5 billion. It occupies a strategic position near Al Ahly Club and the Golden Square area, with convenient connections to Suez Road, the Middle Ring Road, 90th Street, the American University in Cairo, and Cairo International Airport. This location provides residents with access to established educational, commercial, healthcare, and recreational destinations across East Cairo. The master plan is designed as a relatively low-density residential environment emphasizing privacy, landscaping, and visual openness. Homes are distributed around green spaces, water features, and multiple lakes. The officially announced unit areas range from approximately 190 to 290 square metres. The project primarily includes townhouses and twin houses, while some property platforms also classify a 290-square-metre residential product as an apartment. Ajna’s official Eastville page lists townhouse models measuring 190 and 230 square metres together with twin-house options. Planned amenities include landscaped gardens, green corridors, lakes, jogging and cycling tracks, children’s recreational areas, and a clubhouse containing a gym, spa, and swimming pool. A commercial and community centre is also planned to accommodate retail outlets, dining venues, offices, and entertainment services. Controlled entrances and 24-hour security are intended to support the gated-community environment. Property Finder records construction as having started in May 2025, with expected completion and handover during the second quarter of 2028. Eastville is therefore currently classified as an off-plan residential development under construction. Its combination of villa-oriented housing, landscaped planning, integrated facilities, and proximity to major New Cairo destinations positions it as a family-focused residential community rather than a high-density apartment compound.
