Shores North Coast

Shores North Coast is an integrated beachfront residential and tourism development by El Amar Group, located around kilometer 75–76 on the Alexandria–Matrouh Road. The project occupies approximately 125 acres and has a private Mediterranean beachfront extending for about 520 meters, with a project depth of nearly 900 meters. Its master plan uses graduated natural terraces to elevate the residential units and improve views toward the sea, swimming lagoons, and landscaped areas. Only around 15% of the total site is allocated to buildings, while the remaining area is reserved for greenery, water features, circulation, and amenities. More than 40,000 square meters are planned for swimmable lagoons and swimming pools. The development offers a broad selection of coastal homes, including one-, two-, and three-bedroom chalets, townhouses, twin houses, and standalone villas. Chalet areas start at approximately 60 square meters, while villa sizes begin at around 201 square meters and may reach approximately 388 square meters. Selected villas and townhouses are promoted with designated private beach areas, providing an additional level of privacy and exclusivity. The architecture follows a contemporary coastal style with wide landscaped spaces between buildings. Planned facilities include a clubhouse, social club, swimming pools, artificial lagoons, aqua park, children’s areas, gym, sports facilities, jogging and cycling tracks, restaurants, cafés, a commercial strip, parking areas, security services, surveillance cameras, and ongoing maintenance and cleaning. Shores was introduced to the market in summer 2025 and is currently an off-plan project under construction. Property Finder identifies the expected completion date as the fourth quarter of 2028.
