At East Mostkbal City

At East Mostakbal City is an integrated urban community developed by Al Ahly Sabbour Developments across approximately 181 acres in Phase One of Mostakbal City. The development occupies the company’s last major land plot in this phase and directly faces the city’s main commercial boulevard, giving residents convenient access to retail facilities and East Cairo’s primary transportation routes. At East is approximately six minutes from Madinaty Gate 5 and Cairo–Suez Road, ten minutes from the New Administrative Capital, and around 33 minutes from the American University in Cairo. The master plan organizes the development into interconnected residential parcels, with a dedicated social hub for each parcel to promote community interaction while maintaining residential privacy. Its main features include a multipurpose central park, a clubhouse overlooking the main park, landscaped open spaces, water features, jogging and cycling tracks, children’s areas, a mosque, working spaces, and a commercial district with shops, restaurants, and cafés. The community is also planned with round-the-clock security and CCTV surveillance. At East offers a broad residential mix, including standalone villas, single-story villas, Duo Yards villas, Triple Yards villas, Twin Yards villas, townhouses, and twin houses. Apartments, duplexes, and penthouses have also been marketed within the wider project inventory and later phases. The architectural concept emphasizes simplicity, natural materials, courtyards, visual connectivity, and open spaces. Many homes are oriented toward landscaped gardens, lagoons, and the central park to provide open views and a quieter residential environment. The project was officially launched during the first quarter of 2024 and remains under development and construction.
