YOUD Ras Elhekma

YOUD Ras El Hekma is a premium coastal community developed by Al Ahly Sabbour Developments in strategic partnership with JDAR Developments. It is located at kilometre 187 of the Alexandria–Matrouh International Coastal Road, in the heart of Ras El Hekma on Egypt’s North Coast. The project extends across approximately 164 feddans, including around 50 feddans allocated to the beach zone and 114 feddans for the residential development. It features a natural Mediterranean beachfront measuring approximately 1,050 metres. YOUD follows a low-density planning concept in which only about 12% of the land is allocated to buildings, while approximately 88% is dedicated to landscaped areas, open spaces, greenery, water features, and recreational environments. The master plan is arranged across six elevated terraces ranging from roughly 20 to 42 metres above sea level. This graduated design is intended to maximise panoramic sea and water views, improve natural airflow, and preserve privacy between residences. The property portfolio includes chalets, beach houses, apartments, duplexes, penthouses, townhouses, twin houses, and standalone villas. Chalet sizes reportedly start from approximately 57 square metres, while beach-house residences extend to around 145 square metres, alongside larger twin houses and villas. Planned amenities include swimming pools, landscaped water features, a commercial district, a hotel, a dining hub, a health club, a jogging track, and a sports zone covering approximately 40,000 square metres. The project was officially launched in 2025 and recorded more than EGP 10 billion in sales during its first two days, with 650 units sold from an initial release of 900 units.
