The Butterfly

The Butterfly is a large integrated residential community by Madinet Masr in Mostakbal City, East Cairo. Officially launched on 8 September 2024, it marked Madinet Masr’s first direct investment in Mostakbal City. The development occupies a strategic position on Al Amal Axis, providing convenient access across East Cairo. According to the developer, The Butterfly is approximately 15 minutes from the New Administrative Capital, 20 minutes from New Cairo and around 30 minutes from Cairo International Airport. Its master plan takes inspiration from butterfly wings, integrating residential clusters with landscaped areas, water features and contemporary Mediterranean-inspired architecture. The official launch announcement states a project area of 187 acres and highlights a 729-metre commercial frontage along Al Amal Axis. Residential products include standalone villas starting from 175 sqm, signature S-Villas of approximately 212 and 239 sqm, townhouses, apartments, duplexes and Pano Homes. Community infrastructure incorporates extensive landscaping, water features, a health club, community facilities, retail and dining areas, pedestrian routes and dedicated walking and cycling paths. Sustainability is a central component of the master plan, with Madinet Masr highlighting water-saving systems, energy-efficient technologies, environmentally conscious materials and sustainable construction practices. The Butterfly remains under construction. Delivery dates vary according to phase and product: available villa inventory indicates deliveries beginning around 2028, while some newer apartment inventory carries delivery dates extending to 2030.
