Smeralda Bay, also marketed as SBay, is a premium coastal resort developed by Cleopatra Developments in Sidi Heneish on Egypt’s North Coast. The development is positioned around kilometer 249 of the Alexandria–Matrouh Road, close to Almaza Bay and within one of the North Coast’s best-known stretches for clear Mediterranean water and white sandy beaches. Recent real-estate sources describe the development as covering approximately 250 acres and being arranged across seven elevated levels, a planning approach intended to maximize sea and lagoon views throughout the community. The architectural concept incorporates Mediterranean and Italian influences. Smeralda Bay has been marketed with a broad residential mix including condos, apartments, duplexes, chalets, townhouses and standalone villas. Historical layouts range from compact units of approximately 45 sqm to large villas approaching 493 sqm, while current Property Finder project inventory highlights villas ranging between 150 and 195 sqm. Properties are marketed as fully finished. Amenities include direct private beach access, swimming pools and lagoons, clubhouses, a five-star hotel, wellness and fitness facilities, restaurants, retail services, landscaped promenades, children’s areas, maintenance services, and 24/7 security and CCTV. Property Finder currently categorizes Smeralda Bay as an off-plan project and reports expected completion during Q4 2026, specifically December 2026.
