Sky North North Coast

Sky North North Coast is an integrated coastal residential and hospitality destination developed by SKY AD. Developments at kilometer 246 of the Alexandria–Marsa Matrouh International Coastal Road, within the Sidi Heneish and Ras El Hekma coastal corridor in Matrouh Governorate. Launched in July 2025 as the developer’s fifth project in Egypt, the development carries announced investments of approximately EGP 80 billion and targeted sales of about EGP 240 billion. Sky North extends across 430 feddans and is planned to contain approximately 5,500 units, supported by a direct beachfront measuring around 550 metres. The master plan was prepared in collaboration with WATG London and applies a low building density of approximately 13%, reserving most of the land for landscaping, water features, open areas, and amenities. Published project information indicates that about 80% of the units are designed to enjoy sea views, while the remaining residences overlook crystal lagoons or landscaped areas. The unit portfolio includes beachfront cabins, chalets, duplexes, townhouses, twin houses, standalone villas, and single-storey villas. Planned facilities include swimmable crystal lagoons, a private sandy beach, an internationally branded hotel, a clubhouse, a water park, sports facilities, retail and dining areas, children’s spaces, swimming pools, and walking and cycling routes. Residential units are offered fully finished. The announced payment structure starts with a 5% down payment, followed by another 5% after three months, with the remaining balance payable over periods of up to ten years. Sky North is currently under construction and open for sales, with residential handover targeted for 2029.
