Promenade New Cairo

Promenade New Cairo is an integrated residential compound developed by Wadi Degla Developments in the Fifth Settlement, close to South 90th Street and the American University in Cairo. Launched in 2017, the project occupies approximately 33 acres, equivalent to around 140,000 square metres. Its announced investment value at launch was approximately EGP 1.5 billion. The development contains roughly 1,000 residential properties, primarily apartments and penthouses, together with a limited selection of duplexes in different configurations. The master plan distributes residential buildings around landscaped gardens, water features, pedestrian areas, and communal recreational facilities. Amenities include swimming pools, a walking track, a fully equipped gym, spa facilities, a squash court, and a dedicated yoga area. The compound also incorporates The Hub, a commercial and lifestyle destination containing retail outlets, food and beverage venues, and leisure services within walking distance of the residential buildings. Promenade provides round-the-clock security measures and secured underground parking allocated to residential properties. Its location is one of its principal advantages: the compound is approximately five minutes from AUC and Road 90 and around 30 minutes from Maadi, Heliopolis, and the New Administrative Capital. The project is completed and operational, with ready-to-move properties available through developer inventory and the resale market. It also has an active rental market. Its completed status, established facilities, central New Cairo location, and immediate occupancy potential distinguish it from surrounding off-plan developments.
