Gates Privé is a low-density boutique residential community in West Cairo, close to Waslet Dahshour Road and the Northern Expansions of 6th of October City, while commonly marketed within the Sheikh Zayed area. The development spans 17 feddans and was designed by architect Raef Fahmy around a concept of French-inspired refinement, privacy, and landscaped living. Recent delivery reports state that the residential component contains only 98 homes, although the developer’s official project page lists 209 total units. The difference may reflect the inclusion of additional commercial or wider development components. Approximately 85% of the site is allocated to landscaping, roads, and open areas, supporting a relatively low building density. The residential mix includes maisonettes, townhouses, twin houses, and standalone villas, while market platforms also classify certain layouts as apartments or duplexes. Published unit sizes range from approximately 133 to 309 square metres. Representative configurations include 133–138-square-metre maisonettes, 188–192-square-metre townhouses, 221-square-metre twin houses, and standalone villas ranging from roughly 252 to 309 square metres. Amenities include landscaped areas, jogging and cycling tracks, meditation spaces, controlled entrances, security systems, parking facilities, recreational areas, and Privé Mall within the development. The project is located around two kilometres from Walk of Cairo and close to Mall of Arabia and Arkan Plaza. Residential handover began in January 2026, approximately one year ahead of the contractual delivery deadline, making the compound ready for occupancy or actively being delivered.
