Lagoon Beach Park

Lagoon Beach Park is a major residential neighborhood within Mountain View iCity New Cairo. Mountain View introduced the phase in August 2021 as an urban interpretation of year-round beachfront living. The neighborhood occupies approximately 100 acres within the wider 500-acre iCity New Cairo community. Its master plan is centered around swimmable lagoons, landscaped spaces, pedestrian and cycling paths, and a roughly 2.5-kilometer corniche. According to Nawy, residential buildings account for approximately 20% of the neighborhood’s land, while landscaped areas and water features collectively occupy around 80%. Its swimmable lagoons cover approximately 25,000 square meters. Lagoon Beach Park also incorporates a beach club with an infinity pool and recreational activities such as kayaking, canoeing, paddleboarding, water cycling, and beach volleyball, together with retail, dining, sporting, educational, and leisure facilities available across iCity. Residential products include beach houses, apartments, iVillas/duplexes, and standalone villas, with many units positioned to benefit from lagoon or landscaped views. The community overlooks the Eastern Ring Road and provides convenient access to Suez Road and North 90th Street, while the American University in Cairo is approximately 17 minutes away. Current Property Finder developer inventory starts at approximately EGP 13 million for selected two-bedroom residences, while larger configurations start around EGP 21–22 million. Property Finder currently indicates an expected completion date in Q4 2029.
