Karmell Sodic Sheikh Zayed

Karmell is a master-planned residential community by SODIC in the heart of New Zayed, West Cairo. The project adopts a California-inspired neighborhood concept centered around landscaped streets, greenery, walkability and convenient access to everyday amenities. SODIC’s official project information states that Karmell occupies approximately 125 acres and offers a diversified residential mix including apartments, houses and villas. Current official inventory starts from approximately 82 sqm, while SODIC’s latest website lists an overall area range extending to 383 sqm. Official starting prices are currently advertised from approximately EGP 8.49 million. The community incorporates Clubhouse by Club S, Downtown Karmell, commercial areas, Oak Grove, The Drive and a 3.7-kilometer landscaped pedestrian route called The Walk. A Town Center adds workspace components, while supermarkets, pharmacies, nurseries and clinics are planned within easy reach of residents. Karmell benefits from the broader infrastructure of SODIC New Zayed and its proximity to Sphinx International Airport and established West Cairo destinations. Construction has progressed into the delivery stage; SODIC previously announced that more than 600 Karmell homes were scheduled for delivery during 2025.
