Kai North Coast

Kai Sahel North Coast is a coastal resort developed by Misr Italia Properties in Ras El Hekma, at kilometer 220 of the Alexandria–Marsa Matrouh Road and approximately two kilometers from the Fouka Road exit. The development was officially launched in July 2017 with reported investments of around EGP 5 billion at the time, while reservations for its first phase opened during the same month. Kai Sahel extends over approximately 207 feddans, with a substantial portion of the master plan allocated to landscaping, water features, open spaces, and low-density residential clusters. The resort includes a varied collection of chalets, townhouses, twin houses, and standalone villas. Published unit areas generally range from approximately 107 square meters to 397 square meters. The master plan was developed with the participation of CallisonRTKL and DMA, adopting a contemporary coastal concept designed to provide water views, privacy, swimming pools, landscaped pathways, and recreational spaces. Reported facilities include a private beach, swimming pools, sports areas, children’s zones, restaurants, cafés, a clubhouse, security, maintenance, and property-management services. The first phase was originally scheduled for delivery in 2021. The project is now primarily represented through delivered, ready-to-move, and resale inventory, although the exact delivery and construction status must be verified for each individual property. Its Ras El Hekma location, proximity to the Fouka Road exit, and access to established North Coast destinations support seasonal demand and long-term investment appeal. Current advertised values vary considerably according to unit type, size, finishing condition, view, location within the development, and payment obligations.
