Jirian

Jirian Palm Hills is an integrated residential development located in New Sheikh Zayed, close to Sheikh Zayed Axis and directly connected to the Middle Ring Road. Palm Hills Developments launched its section of Jirian in 2025 as one of the principal developers participating in the wider Jirian city project within Egypt’s New Delta. The destination is distinguished by an ambitious plan to introduce an authentic branch of the Nile River through the development. The wider Jirian destination is reported to cover approximately 1,400–1,600 acres, depending on the announced project scope. Palm Hills is responsible for developing approximately 361 feddans, excluding the river area, which represents around 20% of its total project area. The Palm Hills development is planned in two phases and is expected to include approximately 6,500 residential units. Available property categories include standalone villas, townhouses, twin houses, apartments, duplexes, penthouses, and lofts. The master plan is designed as a sustainable riverfront community combining waterfront residences, landscaped green corridors, residential neighbourhoods, commercial areas, leisure destinations, and integrated daily services. The Nile branch is expected to reach a width of up to 240 metres in selected areas, while the project’s river frontage may extend for approximately nine kilometres. Jirian Palm Hills benefits from proximity to Sphinx International Airport, the Grand Egyptian Museum, Old Sheikh Zayed, and 6th of October City. Its planning concept emphasises open water views, extensive landscaping, modern architecture, smart infrastructure, and accessible social and recreational facilities. The project is currently under development, with the first phase marketed for delivery during 2029.
