Boha Sokhna

BOHO Sokhna is an integrated coastal resort developed by ATRIC Developments on Zaafarana Road within Ain Sokhna’s tourism and resort zone. The project covers approximately 20 acres and contains around 301 properties arranged across three graduated levels, improving sea and water-feature visibility from a large proportion of the units. Approximately 80% of the site is allocated to landscaping and greenery. Published project information also identifies a beachfront zone of about 20,000 square metres, with the private shoreline commonly reported at approximately 250 metres. The development offers chalets, studios, duplexes, townhouses, standalone villas, and hospitality units. Its master plan incorporates swimming pools, sports areas, water activities, a secure children’s zone, a commercial strip, beach dining, night cinema facilities, business hubs, underground parking, elevators, and accessibility ramps. BOHO also includes the BAYA BOHO boutique hotel, which is positioned as a central hospitality component within the resort and includes private beach access and diving-related facilities. The resort is located approximately three kilometres from the second exit of Galala Road, while the published estimated driving time from Cairo is around 80 minutes. ATRIC announced in September 2024 that life had commenced within BOHO and that ready-to-move properties were being released. Other inventories or phases are listed for delivery through the fourth quarter of 2026. The current official project page presents a starting price of EGP 12 million, with a 10% down payment and instalments over six years. Actual prices vary according to unit type, size, floor, view, finishing, delivery status, and whether the property is purchased directly from the developer or through resale.
