Azha New Zayed

Kinz New Zayed is a large-scale integrated residential development by Madaar Developments, occupying approximately 200 feddans in West Cairo. It is positioned on the Cairo–Alexandria Desert Road, opposite Sphinx International Airport and within convenient reach of central Sheikh Zayed and the Grand Egyptian Museum. The development was officially unveiled in June 2025 with announced investments of approximately EGP 30 billion. Before its formal launch under the Kinz name, it was widely marketed as Azha New Zayed or Azha West. The master plan follows a low-density development model, with buildings occupying approximately 12% of the total land area. This allows most of the project to be dedicated to parks, landscaped areas, lakes, pedestrian spaces, and community facilities. Kinz is planned to include around 1,500 residential units, comprising apartments, penthouses, twin houses, townhouses, and standalone villas. The project’s central feature is a continuous 65-feddan pedestrian park, described by the developer as one of Egypt’s largest car-free parks. It incorporates lakes, vineyard-inspired landscaping, cycling and jogging tracks, children’s play areas, relaxation zones, and a dedicated dog park. Most residences are designed to overlook this central green environment. Major facilities include a five-star retreat hotel operated by an international hospitality brand, serviced apartments, a 20,000-square-metre commercial hub, a lake clubhouse, sports courts, social clubs, a cultural café, a mosque, dining venues, and wellness amenities. The project is approximately five minutes from Sphinx Airport, 15 minutes from Downtown Zayed, and 25 minutes from the Grand Egyptian Museum. Madaar has stated that the first phase is scheduled for delivery within four years of launch.
