Alma New Alamain

Alma New Alamein is an integrated residential and coastal development by New Generation Developments in New Alamein City. The project is strategically positioned at Kilometer 110 of the Alexandria–Marsa Matrouh Road, also known as the International Coastal Road. Its publicly stated land area is approximately 135 acres, although some sources report a slightly lower figure of around 133 acres. The master plan adopts a low-density approach, with approximately 14% of the land allocated to buildings and the remaining area dedicated to landscaping, water features, pedestrian trails, leisure areas, and community facilities. The development offers a diversified property mix that includes studios, chalets, apartments, duplexes, and penthouses. These units are intended for personal coastal use, year-round residence, investment, and seasonal rental. Alma is marketed as an integrated sports-oriented residential community overlooking one of the largest sports clubs in New Alamein. Planned amenities include swimming pools, private beach access, sports facilities, outdoor gyms, multipurpose courts, walking trails, a yoga pavilion, relaxation gardens, children’s areas, retail outlets, restaurants, cafés, medical services, a clubhouse, and an international hotel. The project is located close to New Alamein’s Heritage City, the Arab Academy for Science, Technology and Maritime Transport, and the city’s principal services and attractions. Available marketing information indicates that units are offered with full finishing, while payment arrangements may extend for seven or eight years depending on the selected down payment and delivery installment structure. Alma New Alamein remains an off-plan development under construction. Current project listings indicate that the targeted handover date is the fourth quarter of 2027.
