97 Hills is a boutique residential development by Palm Hills Developments in New Cairo. Officially introduced in 2025, the project covers approximately 97 acres and is planned as a low-density community emphasizing privacy, landscaped open spaces, elevated views, and a balanced relationship between architecture and nature. It is strategically positioned in East Cairo, close to Palm Hills New Cairo, the Middle Ring Road, Suez Road, the American University in Cairo, the New Administrative Capital, and Cairo International Airport. The project offers a curated collection of standalone villas, townhouses, and family homes. Standalone villa models range from approximately 246.5 square metres to 467 square metres of built-up area. Townhouse units have built-up areas of approximately 252–253 square metres, while family homes range from about 183 square metres for lower units to 238 square metres for upper units with penthouses. Palm Hills states that standalone villas are delivered on a core-and-shell basis, allowing owners to customize their interiors, while townhouses and family homes are offered fully finished. The master plan incorporates landscaped parks, tree-lined streets, natural hills, walking and cycling routes, water features, and low-density residential clusters. Planned facilities include a clubhouse, swimming pools, recreational areas, retail and dining outlets, security and surveillance systems, and maintenance services. Palm Hills offers an extended payment plan of up to ten years. The development remains an off-plan, under-construction project, with published project data indicating an expected delivery date in the first quarter of 2030.
