The Groove Sokhna

The Groove Sokhna is an integrated coastal resort developed by DM Developments in the El Galala area on Zafarana Road. The project covers approximately 350,000 square meters and was officially announced in 2018 with reported investments of about EGP 4 billion. It was designed as a year-round residential and vacation community rather than a conventional seasonal resort. The master plan includes roughly one kilometer of private beachfront, approximately 10,800 sqm of swimmable lagoons, more than 25 swimming pools, and extensive landscaped areas. Only around 15% of the development is allocated to buildings, allowing a substantial portion of the site to remain dedicated to natural elements, water features, and community facilities. The development is divided into several distinctive zones including Brellia, Sereia, Capella, and Gala. Property types include chalets, standalone villas, and twin houses with different layouts, elevations, and sea or lagoon views. Amenities include a 4,200 sqm clubhouse, beach clubhouse, retail outlets, restaurants and cafés, therapeutic and spa facilities, gyms, an aqua park, jogging and cycling tracks, smart security gates, golf-cart transportation, and extensive parking facilities. A hospitality zone and international hotel component are also included in the master plan. The Groove is strategically positioned beside El Galala, approximately 11 km from Porto Sokhna and around 7–8 km from Mövenpick. Published travel estimates place the project roughly 30–35 minutes from the New Administrative Capital and approximately 50 minutes from New Cairo. Several completed and ready-to-move units coexist with phases scheduled for later delivery, making “partially delivered / multi-phase development” the most accurate current status.
