Collective New Cairo

VIE Collective New Cairo is a large integrated residential and mixed-use development by VIE Communities in the Fifth Settlement. The project extends over approximately 186 feddans, equivalent to nearly 781,090 square metres, and occupies a strategic location directly on the Middle Ring Road. It is positioned near Beit Al Watan and between prominent developments such as El Patio Oro and 97 Hills. The location also provides convenient access to North and South 90th Street, Cairo–Suez Road, the American University in Cairo, Mostakbal City, and the New Administrative Capital. The master plan follows a low-density development strategy. Published project information indicates that the building footprint represents approximately 17% of the total site, leaving most of the land for landscaped areas, pedestrian routes, communal spaces, and lifestyle facilities. The development includes apartments, duplexes, townhouses, twin houses, and standalone villas, together with commercial, administrative, and hospitality components. Approximately 80% of the planned properties are designated for residential use, while 20% are allocated to commercial activities. The first phase is divided into four parcels and a luxury residential tower. Different sections are being designed by specialist architects and designers, including Hany Saad, Alchemy, SA Architects, and Raef Fahmi. Planned facilities include multiple clubhouses, landscaped gardens, walking, jogging, and cycling tracks, retail areas, restaurants, cafés, leisure venues, controlled entrances, 24-hour security, CCTV surveillance, maintenance services, landscaped-area management, elevators, waste chutes, and dedicated parking. The project combines low- and mid-rise residential buildings with towers reaching approximately 21 floors. VIE Collective remains an off-plan development under construction. Delivery schedules vary by phase and property type, with currently published unit information indicating handover dates beginning in 2028 and extending to 2029 for selected units.
