White Bay North Coast

White Bay is a luxury coastal resort developed by PACT Real Estate Development in Sidi Heneish, at kilometer 230 of the Alexandria–Marsa Matrouh International Coastal Road. The location is distinguished by its white sandy shoreline, calm turquoise water, and proximity to Ras El Hekma Bay and several premium North Coast destinations. The most consistently published figures indicate a total site area of approximately 76 feddans, a project depth of around 650 meters, a beachfront extending roughly 500 meters, and approximately 600 units. Only about 13% of the site is allocated to buildings, leaving most of the land for landscapes, water features, circulation, and amenities. The master plan is arranged across elevated terraces that rise gradually away from the shoreline. This configuration is intended to maximize sea, lagoon, and landscape views across the development. The property mix includes studios, chalets, sky villas, townhouses, twin houses, and standalone villas. Published unit areas vary by phase, starting from approximately 50–75 sqm and extending to around 600 sqm for larger villas. The resort includes an approximately eight-feddan crystal lagoon, swimming pools, a clubhouse, sports facilities, children’s areas, retail outlets, a gym, spa and wellness facilities, landscaped spaces, and 24-hour security supported by surveillance systems. Some properties are marketed as fully finished, although finishing specifications and delivery conditions vary between phases and individual contracts. White Bay includes delivered, resale, and newly marketed inventory. Published 2025–2026 asking prices start at approximately EGP 5 million for selected smaller properties, while prime standalone villas can start from EGP 25 million or more.
