Wadi Yemm Ras El Hekma

Wadi Yemm Ras El Hekma is the first residential precinct launched and moved into active delivery within Modon’s new Ras El Hekma city on Egypt’s North Coast. It forms the opening chapter of a 17-precinct masterplan and is designed as a year-round coastal community rather than a purely seasonal resort. The planning concept combines contemporary Mediterranean architecture with landscaped public areas, pedestrian boulevards, waterfront pools, beach access, marinas, and residential environments oriented toward sea, lagoon, garden, or golf views. The precinct includes a broad mix of property formats, including apartments, chalets or beach houses, serviced residences, townhouses, and villas. Current listings indicate configurations ranging from one to six bedrooms. Its sub-districts and product collections include Yemm Boulevard, Yemm Beach Plaza, Wadi East, Wadi West, and Yemm Links Villas, alongside hospitality-led and branded residential components. Planned amenities include championship golf courses, an equestrian centre, beach and country clubs, sports and wellness facilities, retail and dining promenades, hotels and resorts, landscaped parks, and an open-air amphitheatre designed for audiences of up to 10,000 guests. Wadi Yemm sits within the wider Ras El Hekma destination on the Mediterranean coast. The city is planned with major road connections, high-speed rail integration, a new international airport, marinas, and a cruise terminal, supporting access from Cairo, Alexandria, regional markets, and international destinations. The project remains off-plan and under construction, although Modon confirmed in 2026 that Wadi Yemm had entered active delivery. Current Property Finder data identifies a principal handover date in the third quarter of 2029. However, individual collections within the precinct show later delivery schedules extending into 2030, so the binding handover date should always be verified against the specific unit, phase, and sale contract.
