About the Compound
Lifestyle Inside the Compound
W55 New Cairo is a 55-feddan mixed-use development by The Waterway Developments in the heart of New Cairo. The developer presents it as Egypt’s first “Business Resort,” combining a modern corporate environment with landscaped open spaces, residential uses, retail, and hospitality within one connected master plan. The project includes standalone administrative buildings and premium offices, commercial and retail spaces, residential towers, serviced residences, and My Ōtel W55. Its main components are organized around a large central park, a lake, and a landmark circular bridge that connects the project’s clusters and creates pedestrian movement across multiple levels. The architectural concept uses contemporary geometric forms, glazed façades, white shading elements, open plazas, and connected buildings overlooking greenery and water. The master plan integrates workspaces, residential zones, recreation, dining, retail, landscaped promenades, parking, security systems, and hospitality services. Nawy reports that the plan includes a central park of approximately 40,233 square metres and a lake of approximately 10,938 square metres, with a circular bridge linking the different clusters. W55 is positioned close to major New Cairo routes, including Al Tahrir Axis and North and South 90th Street. It is opposite Waterway Villas and within a short drive of the American University in Cairo and several established New Cairo destinations. The project was formally launched in 2026 and is currently an off-plan development under construction. Property Finder records construction commencement in June 2026 and an expected completion date in the fourth quarter of 2030. Because it combines offices, retail, residential accommodation, serviced apartments, hospitality, and leisure-oriented landscaping, W55 is best classified as an integrated mixed-use business resort rather than a conventional residential compound.
