Silver Sands

Silversands North Coast is a luxury mixed-use coastal resort developed by ORA Developers on Egypt’s Mediterranean shoreline in the Sidi Heneish area. The project was initially launched in 2021 and was designed as an integrated year-round residential and hospitality destination rather than a conventional seasonal summer resort. Following subsequent land acquisitions and expansions, ORA reported that the overall development had grown to approximately 724 acres with nearly 1.4 kilometres of beachfront. The original development phases covered approximately 503–506 acres. The project offers a broad product mix that includes chalets, apartments, studios, duplexes, penthouses, branded residences, standalone villas, twin houses, and townhouses. ORA’s original project data identifies approximately 1,740 chalets and apartments and about 1,320 villas, twin houses, and townhouses. Units are generally offered fully finished, with many properties overlooking the Mediterranean Sea, landscaped areas, swimming pools, or artificial lagoons. Silversands includes more than one kilometre of sandy beachfront, approximately 80,000 square metres of swimmable lagoons, two hotels, four clubhouses, and around 10,000 square metres of retail space. Additional facilities include multipurpose sports courts, spas, clinics, health centres, children’s areas, restaurants, casual dining venues, an open-air cinema, and cultural and artistic spaces. International architecture and planning firm WATG was appointed to handle the project’s master planning and architectural design. ORA launched Phase 3 and an extension during 2024, increasing the project’s total area and introducing additional villas, twin houses, chalets, and later residential phases. Consequently, completion and handover dates vary depending on the specific phase and property purchased.
