Saada New Cairo

SA’ADA New Cairo is a large-scale, integrated community developed by Horizon Egypt Developments across approximately 370 acres. It occupies a strategic position directly on the Cairo–Suez Road in New Cairo, providing convenient access to Cairo International Airport, Mostakbal City, the New Administrative Capital, Al Rehab, and the principal districts of Fifth Settlement. The master plan follows a low-density development approach, with most of the land allocated to greenery, gardens, water features, recreational facilities, and open spaces rather than building footprints. Published planning details include ten residential neighborhoods, approximately 305,000 square metres of family parks, around 15,000 square metres of lagoons, jogging and cycling tracks, and landscaped areas distributed throughout the development. The residential offering includes standalone villas, twin houses, and townhouses. The wider mixed-use plan also incorporates serviced hotel apartments, commercial units, and administrative offices. Planned amenities include a clubhouse, swimming pools, sports facilities, children’s areas, an international school, clinics and medical services, a spa and wellness facilities, restaurants, cafés, an extensive commercial promenade, and two five-star hotels. Parking facilities, security personnel, surveillance systems, maintenance, and cleaning services are also included. Architecturally, the project combines contemporary villa designs with European-inspired elements, generous separation between homes, and views overlooking landscaped gardens and water features. SA’ADA New Cairo is being developed and released in phases, with both developer inventory and resale properties appearing in the market while construction continues. It is separate from SA’ADA Boutique, Horizon Egypt’s 66-acre project in the Sixth Settlement, despite the similarity in branding.
