Porto Golf Marina

Golf Porto Marina is an integrated tourism and residential resort developed by Amer Group in the Al Alamein area of Egypt’s North Coast. It is positioned south of the Alexandria–Marsa Matrouh International Coastal Road, close to Marina Al Alamein and New Alamein City. Sales reportedly began in 2006, while deliveries of the first phase started in 2008. Published sources place its total land area between approximately 1.5 and 1.8 million square metres. The destination incorporates several residential zones and phases, including Golf Porto, Aqua Porto and Golf Valley. The property mix includes studios, chalets, apartments, hotel-serviced apartments and selected villa or twin-house units. The official developer page indicates unit areas ranging from approximately 30 to 185 square metres. The resort is planned around artificial lagoons and landscaped areas and includes a championship 18-hole golf course, multiple swimming pools, serviced accommodation, restaurants, cafés, a shopping mall, a hypermarket, a pharmacy, sports facilities, an aqua park and an approximately one-kilometre retail promenade containing about 180 shops and restaurants. Golf Porto Marina is an operational and occupied destination with a substantial resale and seasonal rental market. Some listings are immediately deliverable, while other units or extensions have future delivery dates, so completion status varies by phase and building. Its investment appeal is supported by proximity to New Alamein and Marina, extensive amenities and strong summer demand. However, it is located south of the coastal highway rather than directly on the Mediterranean, and investment performance depends heavily on the unit’s view, condition, maintenance quality and management charges.
