Midtown New Capital

Midtown Villa is a gated residential development by Better Home Developments in the R7 residential district of Egypt’s New Administrative Capital. The project is also frequently marketed under the broader name Midtown New Capital. It was Better Home’s first development in the capital and is described as one of the city’s earliest licensed private residential projects. Midtown Villa covers approximately 50 acres and contains about 390 units, primarily standalone villas, townhouses, and twin houses. Published unit areas generally range from approximately 350 to 500 square metres, although the exact size depends on the property type and plot location. The master plan follows a low-density concept. Better Home stated that buildings occupy no more than roughly 20% of the site, leaving most of the development for internal roads, landscaped areas, gardens, utilities, and recreational facilities. The compound is positioned in R7 near the Diplomatic and Government districts and provides access to Mohammed Bin Zayed Axis, the Green River, Expo City, Al Masa Hotel, the Cathedral, and Misr Mosque. Facilities include landscaped open spaces, children’s areas, security and surveillance, internal roads, parking, and essential utilities such as electricity, water, and natural gas. Published company reports indicate that the infrastructure and community services have been activated and that residents have already moved into the project. Midtown Villa is therefore regarded as a delivered and operational community rather than an early-stage development. Its principal investment attributes are its delivered status, limited number of villas, low building density, strategic R7 location, and proximity to the capital’s government, diplomatic, cultural, and business districts.
