Midtown Villa

Midtown Villa is a low-density, villas-only residential compound developed by Better Home Developments in the R7 residential district of Egypt’s New Capital. The project occupies a strategic position along Mohamed Bin Zayed Axis, close to the Diplomatic District, Government District, Green River and several of the city’s major landmarks. Midtown Villa is widely identified as the first licensed residential project in the New Capital, giving it particular significance among the earliest private developments launched in the city. Recent sources generally place the project at approximately 53 feddans, while Nawy describes an approximately 50-feddan site. Sources consistently indicate that only about 18–20% of the land is allocated to buildings, leaving the majority for landscaped greenery, water features, roads and community facilities. The residential inventory consists exclusively of townhouses, twin houses and standalone villas. Current sources indicate built-up areas starting around 280–300 sqm and extending to approximately 650 sqm for larger standalone villas. Facilities include landscaped parks, water features, swimming pools, a clubhouse, children’s areas, sports and wellness amenities, dining facilities, maintenance services, CCTV surveillance and comprehensive security. Midtown Villa Mall provides an internal commercial component serving residents. Its R7 location provides proximity to the Cathedral of the Nativity of Christ, Misr Mosque, Al Masa Hotel, the Green River and the Diplomatic District. Nawy places central New Cairo around 20 minutes away. Midtown Villa is now predominantly an established resale market, with ready units currently advertised, although pricing varies substantially according to villa type, plot size, finishing condition and position within the master plan.
