Jirian Palm Hills

Jirian Palm Hills is an integrated residential development by Palm Hills Developments within the new Jirian City, located near Sheikh Zayed Axis in West Cairo. The project was officially announced in June 2025 as part of a large-scale urban development designed around a newly extended Nile waterway. The official Jirian project website states that the wider destination spans approximately 1,400 acres. Palm Hills separately announced that its own development district would cover 361 feddans, excluding the river area, which represents approximately 20% of the Palm Hills project’s total site. The project is conceived as a waterfront residential community combining contemporary planning with architectural and landscape references to Egypt’s heritage. The broader Jirian master plan is expected to include residential neighborhoods, commercial districts, leisure and community facilities, landscaped open spaces, road networks, and a yacht marina connected to the new waterway. Palm Hills stated that the wider project is planned for implementation over five years. Jirian Palm Hills occupies a strategic West Cairo location near Sheikh Zayed Axis and the Middle Ring Road. It is positioned within convenient reach of Old Sheikh Zayed, Waslet Dahshour, Sphinx International Airport, the Giza Pyramids, and the Grand Egyptian Museum. The wider city is being developed through collaboration between Palm Hills Developments, Mountain View, Nations of Sky, and the state-backed Future of Egypt for Sustainable Development authority. Palm Hills presents its district as a premium, fully integrated waterfront destination focused on modern living, landscape quality, and long-term investment value. However, final official information concerning the complete unit inventory, confirmed unit sizes, detailed prices, construction phases, and contractual delivery dates has not yet been comprehensively published.
