Modon Golf Town New Cairo is an integrated residential development by Modon Developments in the heart of the Sixth Settlement. The compound is positioned near the Middle Ring Road and the main routes connecting New Cairo with the New Administrative Capital, Cairo–Suez Road, Ain Sokhna Road, and the surrounding districts of East Cairo. Several established property platforms report a total project area of approximately 45 acres. The architectural language features contemporary façades, wide balconies, large windows, and panoramic views of the landscaped areas and golf course. The compound is currently being marketed with units available for off-plan purchase. Published payment arrangements include extended instalment periods, although prices, down-payment percentages, availability, and contractual terms may change according to the sales phase, unit category, and purchase date.
