Atika

Atika is an integrated residential and commercial development by New Plan Developments, located on plot G1 in the R7 residential district of Egypt’s New Administrative Capital. The project extends over approximately 35 acres and follows a European and Greek-inspired architectural concept focused on landscaped surroundings, open views and low-density living. According to the project brochure and published master-plan information, around 82% of the development is dedicated to greenery, landscaping, water features and open spaces. Buildings are arranged around two principal landscaped spines to maximize views and residential privacy. The development includes apartments, duplexes and penthouses, in addition to Alto Casa standalone residences featuring double-height interiors, private gardens and private swimming pools. Selected phases also incorporate fully furnished and serviced Tonino Lamborghini-branded residences. Published unit information indicates that some property sizes start from approximately 73 square metres, although available sizes vary according to building, phase and property type. Atika’s planned facilities include swimming pools, artificial lakes, clubhouses, a gym, spa, jacuzzi, squash courts, jogging and cycling tracks, children’s areas, restaurants, cafés, retail outlets, a shopping mall, a mosque and recreational zones. Operational services include 24-hour security, CCTV surveillance, smart gates, underground parking, maintenance and housekeeping services, solar-energy systems and optional smart-home technology. The compound occupies a prominent position directly on the Central Axis and near Mohamed Bin Zayed Axis, the Regional Ring Road and the Middle Ring Road. It is also close to Expo City, the Government District, the Embassy District, the Green River, the Financial and Business District, the Opera House and the New Capital International Airport. The currently marketed phase is under construction, with December 2029 indicated as the expected delivery date for the latest listed inventory.
