Ons New Zayed

ONS New Zayed is an integrated residential development by Mabany Edris, extending across 84 feddans in New Zayed, West Cairo. The compound is strategically positioned near Sphinx International Airport and offers convenient access to the Cairo–Alexandria Desert Road, Dabaa Corridor, Dahshur Road, Mehwar, Smart Village, Sheikh Zayed, 6th of October City, the Grand Egyptian Museum, and the Giza Pyramids area. Its master plan introduces a “woven-paths” concept designed to connect residential, recreational, landscaped, and service zones in a practical environment suitable for children, teenagers, adults, and senior residents. The project is planned over four development phases and will include approximately 1,012 residential units. Residential buildings occupy no more than 15% of the total site, supporting a low-density community concept. Unit options include one- to four-bedroom apartments, standalone villas, twin houses, townhouses, family houses, and serviced apartments. Announced apartment sizes range from approximately 60 to 200 square metres, while villas range from 160 to 297 square metres. ONS will feature a hotel, two clubhouses including an adults-only clubhouse, commercial and administrative buildings, sports courts, cycling lanes, landscaped recreational areas, a mosque, and facility and community management services. The architectural concept was developed in collaboration with Alchemy Design Studio. Residential buildings are planned as ground-floor plus two-storey structures, helping maintain privacy, human-scale architecture, and open views across the landscaped surroundings.
