The View Waterway is a premium mixed-use development in New Cairo, positioned near 90th Street and the American University in Cairo. Its originally announced master plan included around 1,050 units, with residential areas ranging from approximately 112 to 330 square meters and selected duplex and penthouse configurations reaching about 388 square meters. Current market offerings include apartments, duplexes, penthouses, mini penthouses, offices, and retail units. The master plan combines relatively low-rise residential buildings with extensive landscaping, artificial lakes, water features, pedestrian areas, and open views. Amenities associated with the project include swimming pools, fitness facilities, a health club, spa and wellness services, security, surveillance, maintenance services, and dedicated parking. Many residential properties are offered fully finished, while the hospitality component includes My Ōtel The View, which forms part of the development’s integrated hotel and serviced-apartment offering. Its location provides direct access to New Cairo’s commercial and educational core, including AUC, 90th Street, the Ring Road, and routes toward Suez Road and the New Administrative Capital. The resale market is active, with pricing varying considerably according to unit size, floor, finishing, view, payment balance, and delivery schedule.
