Sadaf North Coast

Sadaf North Coast is a newly launched Mediterranean coastal development by New Plan Developments. It is positioned directly on the beachfront at kilometre 68 of the Alexandria–Marsa Matrouh Road. The project was introduced to the market in June 2026 and represents New Plan’s first major expansion into Egypt’s North Coast resort sector. Published project information indicates a total land area of approximately 22 acres, with a beachfront extending about 180 metres and a reported project depth of roughly 270 metres. Less than 20% of the site is expected to be allocated to buildings, leaving most of the development for landscaping, open spaces, water features, circulation areas, and recreational facilities. The available unit mix includes studios and coastal apartments or chalets with one, two, or three bedrooms, together with twin houses. Some marketing sources also refer to townhouses and standalone villas within the wider master plan. Published unit areas begin at approximately 47 square metres, while twin houses reach around 198 square metres. Units are marketed as fully finished, and some offers indicate that air-conditioning systems are included. Planned amenities include a private sandy beach, swimming pools, an aqua park, clubhouse, restaurants, cafés, retail areas, children’s recreational spaces, walking and cycling tracks, fitness facilities, parking, security, maintenance, and cleaning services. Launch prices were reported as starting at approximately EGP 4 million, with payment plans extending for up to ten years. As of July 2026, New Plan Developments has not published a verified final delivery year or a detailed official construction schedule for Sadaf North Coast.
