North Code North Coast

North Code North Coast is a coastal residential and tourism development by Code Development, located in the Al Alamein area at kilometer 94 of the Alexandria–Marsa Matrouh coastal road. The project faces Marina 1 and the International Yacht Marina, placing it close to New Alamein City, the New Alamein towers, and several established North Coast destinations. Its position also provides access to the principal roads connecting the coast with Cairo and Alexandria. North Code was formally announced in May 2024 with reported investments of approximately EGP 2 billion. Published project information indicates a total development area of approximately 100 acres. The master plan is designed around relatively low-density buildings, landscaped open spaces, lagoons, swimming pools, and recreational facilities. Marketing material for the development also identifies a private beach, commercial areas, restaurants, cafés, sports amenities, security services, maintenance, and hospitality-related facilities as components of the proposed community. The available unit mix includes studios, one-bedroom and two-bedroom chalets, duplexes, and, in some published releases, villas. Reported unit areas begin at approximately 40–42 square metres, while larger duplex configurations reach around 135 square metres. Available listings and project profiles state that the units are planned for delivery with full finishing, although specifications may vary between phases and unit categories. North Code remains under construction. One established property database lists 2027 as the scheduled delivery year, while more recent sales releases mention delivery periods of approximately two to two and a half years for selected releases. Prices and payment arrangements have changed substantially between launch phases, including different down-payment percentages and instalment periods. Therefore, all financial, inventory, and handover information should be reconfirmed directly with Code Development before being entered as time-sensitive sales data or used for a purchase decision.
