Nest New Cairo is an integrated residential development by N Developments, formerly Nawassy Developments, situated in the Sixth Settlement of New Cairo. The community extends across approximately 51 acres and follows a low-density planning concept. Only around 16.5% of the site is allocated to the built footprint, while approximately 83% is dedicated to landscaped greenery, themed valleys, artificial lakes, and a central wadi. Its residential collection includes lakehouse apartments, garden apartments, duplexes, sky villas, and other configurations designed for different household requirements. The master plan prioritizes pedestrian mobility and outdoor wellbeing through landscaped walkways, cycling lanes, circular internal routes, multi-sport courts, paddle-tennis areas, and a two-kilometre jogging track. Lifestyle facilities include a central clubhouse, a modern health club, spa facilities, yoga and Pilates studios, an infinity pool, barbecue areas, and landscaped community gathering spaces. Essential services include a gated entrance, round-the-clock security and surveillance, private underground resident parking, on-site maintenance, a mosque, pharmacies, supermarkets, retail outlets, and dedicated commercial and leisure areas. The internal layout is designed to reduce traffic around residential buildings while preserving privacy and open views. Nest occupies a strategic position in the Sixth Settlement, close to 90th Street and the American University area. It also benefits from proximity to major residential destinations such as ZED East and Hyde Park, with convenient connections to New Cairo’s principal roads and the New Administrative Capital. The project was publicly launched in 2024 and is currently under construction. Recent project-market records indicate a targeted delivery date in the fourth quarter of 2028, although individual contractual delivery dates should be verified directly with the developer.
