Naia Bay North Coast

NAIA Bay is a premium coastal resort by NAIA Developments located at kilometer 212 of the Alexandria–Matrouh/International Coastal Road in Ras El Hekma, one of Egypt’s prime North Coast destinations. Its master plan covers approximately 470,400 square meters, equivalent to roughly 112 acres, and was designed by El Ghoneimi Architects. The development adopts a Greek- and Mediterranean-inspired architectural character with a low-density layout emphasizing privacy, landscaped outdoor spaces and waterfront living. Its residential mix includes chalets, townhouses, floating townhouses, twin houses and standalone villas, with villas representing the dominant component of the community. A major feature is the Crystal Lagoons system, extending across approximately 60,000 square meters, complemented by landscaped areas and leisure amenities. Facilities include a beach clubhouse, fitness club, infinity pool, sports courts, water activities, children’s entertainment facilities and hospitality services. NAIA Developments has also partnered with Accor to introduce Swissôtel and Swissôtel Residences at the project. The partnership includes 250 hotel rooms and 100 branded residences, alongside restaurants, wellness facilities, a beach club, spa and meeting spaces. NAIA Bay also benefits from strong regional accessibility. According to NAIA, it is approximately 45 minutes from New Alamein, 30 minutes from Sidi Abdel Rahman, 50 minutes from Marsa Matrouh Airport and around two hours from Alexandria. With handovers underway and ready-to-move inventory appearing in the market during 2026, NAIA Bay now combines operational summer-home use with longer-term investment exposure to Ras El Hekma.
