Modon Ras Elhekma

Modon Ras El Hekma is a large-scale integrated coastal city located on Egypt’s Mediterranean shoreline in the Ras El Hekma area of the North Coast. The overall masterplan covers approximately 170 million square metres, with Modon directly responsible for developing the initial 50-million-square-metre phase. Extending across 44 kilometres of coastline, the destination is planned as a smart, sustainable and fully functioning city combining permanent residential communities with tourism, business, hospitality and leisure uses. The masterplan comprises 17 curated precincts, with Wadi Yemm introduced as its first residential district. The development is planned to offer a broad selection of villas, townhouses, chalets, apartments and serviced residences. Its wider components include international hotels and resorts, marinas, golf courses, wellness facilities, retail districts, entertainment venues and business infrastructure. Major transportation plans include a new international airport, high-speed railway connections, upgraded road networks, maritime access and a dedicated cruise terminal. The city will also contain a special free zone and areas supporting financial services, technology and light manufacturing. Architecturally, Ras El Hekma combines international coastal-luxury standards with references to Egyptian culture and traditional Bedouin design. Wadi Yemm features pedestrian boulevards, waterfront pools, landscaped open spaces and Mediterranean-inspired residential neighbourhoods. Upon completion, the wider city is planned to accommodate up to two million residents and contain more than 40 kilometres of connected green corridors. The development remains under construction, while its initial residential launch during 2025 generated sales across approximately 2,109 units.
