Lhiver New Alamein

L’Hiver New Alamein is a coastal residential and resort development by New Generation Developments (NGD), located within New Alamein City on Egypt’s North Coast. The project was launched in 2022 and occupies a strategic location around kilometer 107 of the Alexandria–Marsa Matrouh coastal road, close to major government facilities and key destinations in New Alamein. L’Hiver extends across approximately 75 feddans and follows a relatively low-density development concept, with a reported construction footprint of about 18%. A substantial portion of the site is therefore dedicated to landscaped areas, water features, circulation, and recreational facilities. The development also has approximately 1,000 meters of waterfront frontage overlooking New Alamein Lake, while published project information states that around 95% of its units enjoy waterfront views. The residential offering includes studios, loft units, one-, two-, and three-bedroom chalets, townhouses, and twin houses, with areas generally starting from approximately 42 sqm and reaching around 220 sqm. Parts of the development use low-rise G+2 residential buildings with elevators, while villas are also available. Amenities include swimmable lagoons with sandy edges, swimming pools, three marinas, restaurants and cafés, retail facilities, children’s areas, a sports club, parking, electronic gates, CCTV, and round-the-clock security. Published sales information also indicates fully finished units in several phases, including air conditioning and selected fitted elements. Current property-market listings classify L’Hiver as an off-plan project, with Property Finder indicating a Q4 2026 delivery date.
