Koun

Koun Ras El Hekma is an integrated coastal resort developed by Mabany Edris on Egypt’s North-Western Coast. The project is situated at approximately kilometer 201 of the Alexandria–Marsa Matrouh Road in Ras El Hekma. It was officially launched in 2023 and extends across approximately 110 feddans, although earlier marketing sources commonly described its area as 106 acres. Around 20 feddans were allocated to the first development phase. The master plan incorporates a central lagoon covering approximately 10 feddans, while the site reaches natural elevations of up to 34 meters above sea level, supporting open views toward the Mediterranean, lagoons, and landscaped areas. Upon completion, Koun is planned to contain more than 1,500 residential and vacation units. The property mix includes one- to three-bedroom chalets, penthouses, duplexes, townhouses, twin houses, and standalone villas. Its architectural identity combines modern simplicity with Mediterranean warmth, emphasizing practical layouts, natural light, and efficient spaces suitable for different family sizes. The project also introduces Mabany Edris’ Lagoon Condos concept, designed to offer contemporary summer homes with direct visual connections to the water. The resort’s planned facilities include a commercial hub, supermarket, medical facilities, banking services, a boutique hotel, sports courts, leisure areas, landscaped open spaces, lagoons, and beach-related amenities. Koun is currently under construction. In August 2025, the developer’s chairperson stated that the first property handovers were scheduled to begin in 2026 and announced the completion of the project’s first fully finished show unit. Koun is classified as a coastal residential and recreational resort intended for vacation use, second-home ownership, and property investment.
