Cresta Bella Hills is a residential community in New Cairo developed by Saudi American Group, or SAG. Marketing sources locate the project in Al Amal Triangle, reportedly within Plot 23, near the Fifth Settlement, the New Administrative Capital, and major New Cairo road connections. The development covers a reported area of approximately 32.7 acres. About 77.5% of the site is allocated to landscaping, greenery, water features, amenities, and open spaces, while approximately 22.5% is designated for buildings. The master plan comprises 57 low-rise residential buildings. A typical building consists of a garage level, a ground floor, and four recurring upper floors. The available residential formats include apartments, duplexes, and penthouses. Current resale listings commonly show apartments of approximately 175 square metres, although broader unit ranges are mentioned by marketing sources depending on the property type and release phase. Advertised amenities include landscaped areas, artificial lakes and fountains, swimming pools, a gym and health club, children’s areas, walking and cycling paths, restaurants, cafés, retail services, medical facilities, and round-the-clock security. Earlier project information stated that delivery was scheduled for December 2022, and resale properties are currently being marketed. However, some platforms still classify the project as under construction, suggesting that occupied or delivered buildings may coexist with incomplete works or phases.
