City Oval is an integrated residential development by Master Group Developments in Egypt’s New Administrative Capital. Current project information places it in the R8 residential district, close to the L9 investors’ area, with convenient access to Mohammed Bin Zayed Axis, the Regional Ring Road, Al Amal Axis, and the Capital International Airport. The project was officially announced in 2020. Recent published information indicates a land area of approximately 30 feddans, although an earlier launch announcement referred to 37 feddans and an R7 location. The newer 30-feddan and R8 references are therefore used for the current project profile. The development offers apartments, duplexes, penthouses, and villas, with published residential areas starting from approximately 120 square metres. Its master plan comprises residential buildings arranged around landscaped gardens, lakes, pedestrian areas, and communal facilities. More than 70% of the site is reportedly allocated to landscaping, water features, amenities, and service areas. Announced amenities include a clubhouse of approximately 3,000 square metres, a commercial and retail zone of around 10,000 square metres, jogging tracks, paddle courts, recreational spaces, security services, and controlled entrances. The architectural concept combines contemporary residential buildings with extensive greenery and open views. Current advertised entry prices range from approximately EGP 3.9 million to EGP 5 million, depending on unit size and payment terms. Active listings show indicative prices of approximately EGP 26,000–48,000 per square metre. The development remains under construction, and a single officially verified delivery date covering every phase is unavailable.
