Badya Palm Hills is a large-scale integrated mixed-use city developed by Palm Hills Developments in West Cairo, within the strategic extension of 6th of October City. Officially launched in 2018, the development spans approximately 3,000 acres and represents the developer’s largest project. It is positioned as a major gateway connecting East and West Cairo and is planned as a smart, sustainable and self-contained urban community. The master plan was prepared with German planning firm AS+P and is designed to accommodate approximately 150,000 residents. Badya comprises multiple residential districts arranged around commercial, educational, sporting, cultural and entertainment centers. A network of linear parks, landscaped corridors, pedestrian paths and cycling routes connects the neighborhoods and supports the project’s walkable-city concept. Its “living street” planning approach treats internal streets as community spaces rather than solely as vehicle routes. The residential inventory includes apartments, duplexes, townhouses, twin houses and standalone villas in a variety of configurations. The wider city incorporates Badya University, schools, a sports club, retail areas, restaurants, healthcare facilities, workplaces, community centers and recreational spaces. Sustainability measures include green infrastructure, resource-efficient planning, water-retention areas and digital urban-design systems. Unit handovers commenced in October 2021, and Badya is currently a partially delivered and inhabited community. Construction continues across additional districts and phases, with delivery dates varying by release and extending to approximately 2031 for some recent offerings. Badya is therefore best classified as an operational city under continuous development rather than a conventional single-phase residential compound.
