AZAD New Cairo is a residential and mixed-use community developed by TAMEER in one of New Cairo’s most strategic locations, directly opposite the American University in Cairo and beside Point 90 Mall. The development entered the market around 2017–2018, while delivery of its first phase began in mid-2020. According to TAMEER’s current project information, the broader AZAD development covers approximately 55 acres and accommodates around 1,700 diversified units surrounded by landscaped areas and integrated lifestyle amenities. The master plan places residential buildings mainly around the perimeter, allowing homes to overlook landscaped parks and open spaces, while a central park forms the heart of the community. AZAD also incorporates a Business Lounge containing a community center, administrative offices and retail facilities. Additional amenities include swimming pools, jogging and cycling tracks, multipurpose sports courts, children’s areas, a pet park and social spaces. Location is one of AZAD’s strongest competitive advantages: AUC is directly across the street, Point 90 is next door, and TAMEER states that Cairo International Airport is approximately a fifteen-minute drive away. Residential inventory includes apartments, duplexes and penthouses in multiple configurations. Delivery commenced in 2020 and TAMEER reports that at least 500 units have been completed. Newer inventory is also marketed with delivery dates extending to Q4 2026, meaning AZAD currently combines an inhabited/delivered community with newer phases and remaining developer inventory.
