Citystars Al Sahel is a large integrated coastal resort located at kilometer 194 of the Alexandria–Matrouh International Coastal Road, within the El Dabaa area and close to Ras El Hekma Bay. The development covers approximately 743 acres, with a beachfront extending around 1.4–1.5 kilometers and a project depth of approximately 2.2 kilometers. Its master plan uses elevated terraces and multiple levels intended to maximize sea and lagoon views across the development. The resort offers a broad property mix comprising beach cabins, chalets, coastal apartments, townhouses, twin-style properties, and standalone villas. Published unit areas range from approximately 48 square meters to 383 square meters, while early launch announcements referenced units reaching around 400 square meters. The landscaped plan incorporates gardens, green spaces, artificial lagoons with sandy edges, pedestrian areas, and cycling and jogging tracks. Planned amenities include a retail and entertainment district, aqua park, yacht marina, restaurants, cafés, sports facilities, fitness areas, security services, and hospitality components. Earlier marketing material also referenced internationally branded hotels; however, the current operating status of every proposed hotel and facility could not be independently confirmed through a recent official disclosure. ARCO announced the project’s first phase in August 2016, initially targeting full delivery by 2019. More recent property databases record July 2024 as the project’s completion date. The development can therefore be classified as a completed or delivery-stage coastal resort, although the handover and operational status of each phase, building, facility, and individual unit should be verified directly before purchase.
