Villagio 6 October is a residential and mixed-use community developed by Modon Developments across approximately 40 acres in the Eastern Extensions of 6th of October City. It occupies a strategic position within the area commonly marketed as the Golden Square, directly opposite Gezira Sporting Club and close to Dahshur Link, the 26th of July Corridor, and Al Wahat Road. Arkan Plaza, Hyper One, Mall of Arabia, and Mall of Egypt are also accessible from the project. Villagio features an architectural identity inspired by Italian and Mediterranean destinations. Buildings account for approximately 18% of the land, while nearly 82% is allocated to landscaping, greenery, recreational areas, water features, and community services. The master plan includes swimmable lagoons, swimming pools, a clubhouse, commercial facilities, restaurants, cafés, fitness centers, wellness and spa facilities, sports courts, children’s areas, and walking and jogging tracks. Security provisions include controlled electronic gates, surveillance cameras, trained guards, and maintenance services. The development offers apartments, serviced residences, townhouses, twin houses, and standalone villas. Apartment sizes start at approximately 55 square meters, while townhouses start at 208 square meters, twin houses at 255 square meters, and standalone villas at 310 square meters. Current online listings show apartment prices from approximately EGP 3.07 million, while published villa prices start from around EGP 14.3 million. Payment plans generally require a 5% down payment with installments extending up to 10 years. Property Finder lists a Q2 2028 completion date, while units in the V Residence phase may be delivered in 2029.
